The 78257 Zip Code

The 78257 zip code is probably best known for it’s largest neighborhood, The Dominion. The zip code winds it’s way up IH 10 on it’s western edge, crossing over and back several times, at it’s northern boundary, it stop just short of Ralph Fair Road and cuts across and goes deeper into Camp Bullis, and finally back down to Loop 1604 just east of NW Military highway as it zig zags it’s way across it’s southern boundary heading back to IH 10. Both The Rim and Six Flags Fiesta Texas are located in 78257.

The area of this zip code is quite large, taking up 38.92 square miles – however, despite it’s larger land mass, 78258 has about 1/10 of the housing that a zip code like 78249 has. This is because of the large area occupied by the military base at Camp Bullis.

Four to six months is typically considered a balanced market, where both buyers and sellers have an equal advantage in the market (where supply of homes meets the demand of buyers).

The 12-Month Change in Months of Inventory is -3.28%, showing a decrease in the amount of time it would take to sell all the listings compared to the previous year. This suggests that the market is becoming more competitive for buyers, potentially leading to quicker sales and higher prices.

The Median Days Homes are On the Market is 13, indicating that homes are selling relatively quickly in this market. This could be due to high demand, competitive pricing, or attractive properties.

As you can see in the above graph, the number of days on market has been quite volatile in this zip code and can vary widely in a short period.

List to Sold Price 78257

The List to Sold Price Percentage is 96.5%, meaning that homes are typically selling for 96.5% of their listing price. This suggests that sellers are pricing their homes accurately and buyers are willing to pay close to the asking price.

This statistic has remained relatively stable (all markets have some ups and down, so a graph like this is actually pretty steady), but is has come down a bit over the past two years and started to fluctuate more than usual. This will definitely be a statistic to watch over the next six months or so.

Median Price 78257

Lastly, the Median Sold Price is $898,000, reflecting the midpoint of all the home prices sold in this market. This can give sellers an idea of what similar properties are selling for and help them set a competitive price for their own home.

Because the 78257 zip code contains one of San Antonio’s most popular and well known neighborhoods, The Dominion, we don’t see the market showing any large scale shifts in the near future. Homes in this area continue to be in high demand and there are still a few pockets left where you can buy a new custom home in The Dominion too.

As much of 78257 is occupied by The Dominion, the prices will continue to be high in this area and as some of these homes begin to push their age and need updating and renovations, you will probably see a few bargains on occasion, but mostly homes will be redone before hitting the market.
