Rain, Rain Go Away: Your Roof, Rain, And Sudden Leaks

It feels like it’s been raining for at least two months now. Opening up the weather app on your phone makes you think, “certainly this app must be broken.” An endless row of grey clouds with cartoon rain falling from them. The rain keeps coming and with it comes discoveries of leaks. Roofs all across San Antonio are being tested and some homeowners are discovering for the first time, they have a leak. In sunnier times, your roof sat there, doing it’s job and no one noticed, but as the skies darkened and the rains came, your roof was put through the ringer and you woke up to the “drip, drip, drip” of the water coming through a patch in your ceiling.

Many homeowners see these leaks and wonder how they didn’t get noticed or caught during inspections or before they bought the home. The trouble is, there is no test for leaks on a roof.
You can’t simply dump enough water on the roof to see what happens. You have to rely on some forensic investigation by your inspector, looking for signs of leaks – the water stains, issues on the roof like missing shingles or improperly sealed flashing – these signs can lead an inspector to think there could be leaks, but unless there is active rain, they often can’t say definitively.

Add in severe weather: strong winds, heavy rain (even the dreaded straightline winds that can physically lift shingles and force water under them) and suddenly you have a recipe for a new leak that no one knew about.

So what do you do? If it’s a newer roof, see if you can get a hold of the roofer. Many roofers warranty their work and know that these kinds of weather events can expose issues that no one could have seen previously. Even if they feel it’s past their warranty or not covered, they should be able to give you a good look at what’s going on and what needs done to fix it.
Sometimes, they’ll even tell you the best bet is to just leave it as is because any “fix” won’t do much unless the one in a million conditions line up once again to cause the exact same setup that caused what is an anomaly that you’ll probably never get again if you tried.

If the leak is a bigger issue, call your insurance company and get them out to take a look. You have insurance for exactly these kinds of events and it’s time to use it. Get the adjuster out there and see what they think.

Regardless of the final fix, leaks are annoying when they happen (and they never happen while you’re sitting around with nothing to do – they always come at the worst times). Remember to try and minimize the damage. Get a bucket to catch the water, turn off lights and electronics in the room, cover carpets, and remove wet items as quickly as possible so they don’t sit, especially since items full of water sitting stagnant can lead to mold.

It can be frustrating to discover a new leak, but often there is no way anyone could have seen it coming. We spend a lot of time going through lengthy dry spells where water intrusion never has a chance to show itself. As well, those long, hot, dry spells cause shifts in materials (much like the ground around your foundation contracts when it is dry and swells when it is wet) and these shifts change how the pieces fit together, leaving gaps for water to work it’s way inside.

San Antonio is not known for its condos. While many major cities will build them like crazy, they just never quite caught on with the same fervor here. With recent developments in the growth of downtown as well as the ever increasing population of San Antonio, we think you’ll see some more, but it could take years for us to catch up with cities like Dallas, Philadelphia, or Miami. We do have some pockets here and there and if you know where to look, you can find them.

A Quick Look at Stone Oak

Stone Oak

Stone Oak is a master planned community on San Antonio’s far northside outside of Loop 1604 and west of 281. It runs through two zip codes, 78258 and 78260, and is one of the most popular areas to live in San Antonio. The original master plan for Stone Oak was filed in 1985 and over the years it has grown into an incredible diversity of restaurants, shops, and businesses sprinkled throughout the many neighborhoods that comprise Stone Oak. In 2012, it was estimated that the population of Stone Oak was 75,984, a growth of over 10,000 people since the 2010 Census (and a growth of over 55,000 since 2000).

Stone Oak’s neighborhoods offer a mix of styles and prices, with many communities offering gated security and in some cases guard gates. One of the best parts of the master planned community is the care the developers took to provide wide green medians with flowers, grass, and trees, something often lacking in large scale housing developments. These medians are meticulously cared for throughout the year thanks to the dues paid by residents who live in the area.

Hidden Canyon

Hidden Canyon - Stone Oak - San Antonio

Hidden Canyon is nestled deep in the heart of Stone Oak in the North Central area of San Antonio. Located just north of the intersection of Stone Oak Parkway and Canyon Golf/Evans Road, this new development encompasses a total of 62 acres for Phase I and approximately 54 acres in Phase II (to be developed at a future time).

Phase I of this planned development includes 32 65′ lots, 14 100′ lots, and 21 custom “Preserve” lots for a total of 67 lots. Phase II of the development, with an unknown commencement date at this time, will be composed of 33 65’lots, 42 100′ lots, and 3 additional custom “Preserve” lots.

Within Phase I of Hidden Canyon, roughly 16 out of 62 acres will remain as open greenspace. Additionally, Phase II will leave an estimated 21 acres out of 54 total acres as greenspace. Amenities and features of this gated community will include a large pool complex, sports court, soccer field, and numerous nature trails throughout the neighborhood.

Rialto Homes and McNair Custom Homes are the premium builders currently building in the garden homes section.

Important to note for these large view lots is that they are already supplied with CPS Energy and SAWS connections. Hidden Canyon is serviced by the San Antonio Water System (SAWS) sanitary sewer and water mains, meaning all home will have city water and sewer (ie, no well or septic required). This will be true for the entire community.

The lots in the Preserve section do not have a required time to build, nor do they have a specific builder associated with them. Buyers can determine what time in the future they will build and they can select their own builder, pending approval from the Homeowners Association (HOA).

Hidden Canyon will have two mandatory HOAs, one is the Stone Oak Property Owners Association, which governs over all properties located in the master planned community of Stone Oak, and The Hidden Canyon Property Owners Association, which will preside specifically over this new neighborhood.

Minimum build requirements for the Preserve section will be 2,800 square feet for 1 and 1.5 story home. For 2 and 2.5 story homes, the minimum build requirement will be 3,400 square feet.

San Antonio Bond Program 2017 – Vote May 6th

San Antonio Bond Proposal 2017

On May 6th, San Antonio voters will decide the future of their city by voting on the San Antonio Bond Program for 2017. This bond package, earmarked for several different Propositions, is the largest municipal bond in the city’s history. This bond package will serve to improve the city’s long term infrastructure needs and move the city towards its future goals of sustainable growth for a city that is growing fast and shows no signs of slowing down thanks to its strong economy, cultural diversity, and forward thinking. What was once an afterthought to people outside of Texas, San Antonio is making huge strides to ensure that the world knows we are here and we are ready for the future.

San Antonio Bond Program Highlights

The 2017 bond package includes a wide array of projects across the city. One of the largest complaints about any city’s bond programs is that they often focus on the downtown and tourist areas and leave the suburban areas behind – the places where many of the voters live and work. You can view a map of proposed bond projects on the City of San Antonio’s website. The San Antonio Bond for 2017 focuses mainly on infrastructure projects and is broken down into a series of 6 Propositions to highlight how the money will be used. We will briefly touch on each of those Propositions, but we highly recommend you read more at the San Antonio Bond 2017-2025 page and The Rivard Report’s coverage of the bond package, from genesis to the vote.

Proposition 1

Proposition 1 covers the improvement of streets, bridges, and sidewalks. It is estimated that over $4 billion is needed to build, improve, and update city streets. This piece of the San Antonio Bond 2017 doesn’t spend nearly that much ($445,263,000 spread out over 64 projects), but it is a step in right direction for the city’s infrastructure needs.

Proposition 2

It goes without saying that San Antonio deals with flash flooding when the rains hit. We’ve seen the effects from downtown to the far reaches of 1604 and beyond on many occasions. Proposition 2 seeks to improve drainage and flood control with $138,998,000 spent on 19 projects.

Proposition 3

This segment of the San Antonio bond package will focus on parks and recreation with $187,313,000 spent on 79 projects. By government standards, that’s a lot of bang for your buck. The proposed projects are spread out all over the city and will impact residents no matter where they live.

Proposition 4

If you’re not utilizing San Antonio’s library system, you’re missing out. Yes, the internet has millions of pages of information right at your fingertips, but nothing compares to reading a book with no distractions from start to finish. Libraries provide an important service to our communities and encourage children (and adults) to read, learn, and be curious about the world around them. Skills that will help them develop and succeed in life. With 13 projects costing $24,025,000, this is just a small investment in the world of learning for the city.

Proposition 5

Public safety improvements will come for this piece of the bond package, with 5 projects totalling $34,411,000. As real estate agents, we work with a lot of police and firefighters and we know these vital pieces are often underfunded. These men and women give tirelessly to their communities and they deserve to have the support of the city in bringing their facilities up to speed as the city develops.

Proposition 6

As real estate agents, affordable housing is a key element to our daily lives. This $20,000,000 proposal will inject some much needed cash into projects that will focus on bringing the necessary infrastructure and laying the groundwork for affordable housing construction in several areas. As the city grows and home prices climb, affordable housing becomes a major issue for everyone no matter where you live. Expect to see a lot more discussion on affordable housing as the city continues it’s rise in the ranks of world class cities in America.

Early voting takes place on April 24-27, April 29, and May 1-2; election day is May 6. Voters will be asked to vote on each Proposition separately. We encourage you to read more and learn about each segment of the San Antonio Bond 2017 so that you can make an informed choice at the polls. We encourage you to get out and vote on these Propositions that are vital to the city’s long term health and continued growth.
