We’re continuing our series looking at the real estate market in various zip codes across San Antonio (and eventually beyond). We’ve looked at 78258, 78259, and 78260, so today we’re going to slide westward and look at the real estate market in 78249.
While we love looking at real estate statistics, we always find it helpful to remind everyone that the numbers aren’t the only thing that matters and that a zip code covers a lot of varying neighborhoods – so just because the median price is $XYZ, that doesn’t mean that your home will sell for that. When it comes to pricing a home for sale, there are many factors to consider and they can be as wide ranging as how the home looks (curb appeal) to what businesses or schools are nearby (and these can have both positive and negative effects on the value of your home).
The 78249 Zip Code
The 78249 zip code occupies a 14.86 square mile segment on the city’s northwest side roughly bound by Loop 1604 to the north, several neighborhoods in Shavano Park and IH 10 on the more western chunk of the zip code to the east, DeZavala Road and Prue Road to the south, and Bandera Road to the west. The zip code occupies sections of both San Antonio and Shavano Park and is full of neighborhoods, shops, and apartments – many of them supporting the students of the University of Texas at San Antonio (UTSA). Next, we have the 12-Month Change in Months of Inventory, which is at +44.9%. This significant increase shows that there has been a notable shift in the market, with more homes coming onto the market compared to the previous year. This could indicate a potential shift towards a buyer’s market.
Moving on to the Median Days Homes are On the Market, which is 22. This number tells us how long, on average, it takes for a home to sell once it is listed. A lower number suggests that homes are selling quickly, which is great news for sellers looking to make a quick sale.
The List to Sold Price Percentage is at 98.1%, indicating that homes are typically selling very close to their listed price. This is a positive sign for sellers, as it suggests that buyers are willing to pay close to the asking price for properties.
You can see how far off we are from the peaks in 2021 and 2022. While 98.1% is not a bad percentage at all, those periods during COVID were insane, with many homes selling well over list price.
Finally, the Median Sold Price is $332,400. This number gives you an idea of the average selling price for homes in the area. Knowing this figure can help you price your home competitively and attract potential buyers.

Overall, these numbers make the 78249 zip code an attractive market with strong demand and relatively quick sales. The last few months have been interesting to say the least and some houses seem to be selling quickly, while others linger – so it’s good to remember things like days on market are averages and may not be your results.
