Relocation services require experience and a solid knowledge of the area as well as an understanding of the relocation process. We’ve helped employees of companies like Toyota, Red Lobster, AT&T, the US government, Schlumberger, and Caterpillar find homes and settle into their new city, as well as working with some of the big relocation firms like CORT, Cartus, and Relocation Today. Regardless of the size of your company, from large corporations to small mom and pop shops, we can tailor fit a service that meets your needs and gets your employees moved in and ready to call Texas their home.

Our Relocation Services

In addition to helping you find a home quickly on your exploratory visits, we can assist you with familiarizing yourself with our area and the things unique to Texas and San Antonio (you’re going to need to learn what an HEB is pretty fast). We have years of experience in helping ease the transition for clients so that they don’t feel like a stranger in a strange land when they arrive.

And, even though we hate to see anyone go, if your company decides it’s time to move on to a new location and leave San Antonio behind, we can assist with selling the homes your employees own here as well as connecting you with agents who specialize in relocation in your new location. We have a strong connection to agents in many places and if we don’t personally know an agent in the area that you’re relocating to, we have the resources to find one that meets our criteria for providing excellent relocation services in their area. We maintain this strong network of agents across the country (and around the world) in order to ensure that wherever you go, you know you will get the best possible experience from the agents that assist you. We do not simply refer you out to a company we have an agreement with (some brokerages will only refer to other brokerages under their franchise umbrella), rather we hand select the agents that we feel are best suited to your particular needs and requirements in order to maintain our high standards for relocation.

Even if you’re not relocating because of work, we can assist with relocation services – from military to retirees to “just want to move to Texas” – we can help you discover where you want to live in the city, the local services you’ll need, and work with you while you’re still packing up and getting ready to move from your current location. Texas Ranks 2nd As Relocation Destination

Texas continued its strength in relocation according to the 2015 Texas Relocation Report (PDF) released by the Texas Association of REALTORS®. Texas ranked 2nd (behind Florida) for out of state resident population gains in 2014, with 538,572 people moving to Texas from other states. Out of state residents came mostly from California (63,591), followed by Florida (40,930), Oklahoma (25,096), Louisiana (23,805), and Illinois (23,258) based on US Census Bureau data. Don’t let the large number fool you into thinking Texas gained a half a million people though, as Texas also ranked 3rd for the number of residents moving out of state (California took the top spot, with Florida coming in 2nd). This loss of 435,107 Texas residents to other states resulted in a net gain of 103,465 out of state residents in 2014, which is still an impressive amount of people moving to the Lone Star State.

Getting ready to PCS? Know where these documents are.

Packing Up

Before you PCS, Get These Items in Order

If you are in a military family or a DOD employee, when you are getting ready to PCS (aka Permanent Change of Station) to a different city and even remotely think that you will be purchasing a home, there are certain documents that you should save before you start packing everything up. Knowing where these documents are and not needing to search through boxes when the moving truck arrives can save you a ton of time and stress. Time and time again, when doing loans for our veterans who have their PCS orders, as well as relocation clients, important documents needed for your home loan are packed away in storage. Not having these items handy can potentially delay the closing on your home loan.

Before you pack, please save a copy of the following documents (either on a thumb drive or in your email):

  • 2 years most recent tax returns (all pages and schedules)
  • Fully executed divorce decrees and child support orders. Here are more information about child neglect that is given by the well experienced lawyers in town.
  • 2 years most recent W2s
  • If you have rental properties, please have copies of your lease agreements
  • PCS orders
  • Most recent LES/paystubs
  • Access to online banking (remember your passwords so that you can print bank statements)
  • Most recent retirement statements

Having these items will save you time and will help alleviate frustration in the future. It will also help to ensure that your loan process will be a smooth one. And even if you’re not buying and just plan to rent, be prepared and have these documents ready too – not all of them are needed for a rental, but it’s better to be over-prepared than under-prepared.

College Graduates Settling in San Antonio

San Antonio si celebrating more good news from Forbes Magazine as the publisher recently awarded them the top spot (along with New Orleans) for cities gaining the most college graduates. This new recognition as a “brainpower city” is thanks to a fast growing economy (both locally and for Texas overall), particularly in the tech and energy industries. In addition to the jobs, San Antonio has experienced a renaissance in their nightlife and food scenes, which helps attract young, smart college graduates as they seek new places to ply their trades.
