Lone Star Brewery’s New Life

The Lone Star Brewery will be getting a new lease on life. Aqualand Development out of Austin has purchased the former brewery and has plans to turn it into a mixed use development. Located on south of downtown San Antonio, along the Mission Reach area of the Riverwalk, the Lone Star Brewery offers an opportunity to build a destination site, much like developers did with the old Pearl Brewery to the north of downtown. Aqualand Development has stated they will preserve the historic buildings in the development, which will include possible multifamily housing, retail, offices, a microbrewery, theater, music venues, open spaces, and a farmers market. So far Aqualand Development has purchased 60 acres of the Lone Star Brewery, including the brewery, cannery, and the grind shop, and has an option to purchase the rest at a later date from the owners.

San Antonio Okays Deal With Frost Bank and Weston Urban

In what will certainly be remembered as a landmark decision for downtown San Antonio’s future, the city has given the greenlight to an ambitious, unsolicited plan by Frost Bank and Weston Urban to both alter the city’s skyline and provide new and re-purposed development to the city. The cornerstone of the deal will be a new Frost Bank building, which has yet to be designed, but will be the city’s first new office tower in more than 25 years. In addition, the old Frost Bank Tower will be given to the city and allow the local government to consolidate existing office space, spread out over several buildings. The Frost Bank Tower will be renovated with nearly $30 million in upgrades and be renamed once the city takes ownership. Graham Weston has launched ambitious plans to change downtown San Antonio and we think this is just the beginning of his dream of rebuilding San Antonio into a world class city.

HEB Investing $140 Million in Downtown San Antonio

HEB is beginning its long-awaited investment in downtown San Antonio to the tune of $140 million. The Texas grocery store chain will begin by working on trails along South Flores between Arsenal and Cesar Chavez. These civic improvements are expected to be completed by the end of 2014. Then, in December, HEB will begin expanding its downtown headquarters on Arsenal Street and a new downtown San Antonio HEB store. The new HEB will be a boon for downtown, as it has lacked a full fledged, even as the downtown area has been booming. In addition to the new store and expansion of the headquarters, HEB has also signed a 20 year maintenance agreement with the city to maintain the park around the historic Commander’s House. HEB will also be bringing a culinary center to downtown and completing renovations on its landmark store on Nogalitos Street, which is expected to reopen in December 2014.

Now that the news is official and some of the earlier roadblocks have been cleared to pave the way for the new downtown San Antonio HEB, we fully expect to see more residential and commercial development in the area, as the lack of a grocery store has held back some development plans and ideas from coming to fruition. Now that residents could have a walkable grocery store, development should pick up.

New Frost Bank Building in Downtown San Antonio?

In an unsolicited proposal to the city of San Antonio, Graham Weston’s Weston Urban and Frost Bank have joined forces to possibly bring a new building to downtown San Antonio. The proposal asks the city to turn over 5 downtown San Antonio buildings, including the San Fernando Gym, the Continental Hotel, and the Municipal Plaza building to Weston and Frost. In return, Frost would give the city ownership of the Frost Bank Building and parking garage at 11 W Houston Street. Weston Urban would then build Frost Bank a new headquarters at Flores and Houston Streets and with it new residential space, something the city has been pushing hard over the last few years.

The city would benefit from the deal by being able to consolidate offices spread out across several buildings, while bringing a new development to the city that promises to be an exciting addition to the downtown landscape. Currently, the city leases space in 5 separate building in downtown San Antonio and spends $3.4 million in lease payments for that space.

Graham Weston, founder of Rackspace has made no secret of the fact that he wants to propel downtown San Antonio into the future and make it a world-class downtown on par with cities of San Antonio’s size. If the city takes this offer, this could be a large step in that direction.
