Top 10 Neighborhood Searches at Kimberly Howell Properties 2016

When it comes to real estate, we all want to know the same thing – what’s the neighborhood like and what’s for sale in the area. We spend countless hours online researching neighborhoods and luxury properties, often long before we ever step foot in a house or speak with a Realtor. It’s the age of the online home search and we at Kimberly Howell Properties have dedicated ourselves to bringing you a website that provides that information and gives you the latest homes for sale so that you can do your research on the neighborhoods and areas that interest you. The following list of neighborhood searches are compiled from data gathered in 2016 and represent the neighborhoods that our visitors had the most interest in throughout the year.

Top 10 Neighborhood Searches in 2016

#10 – Knolls of Woodlake – Just down the road from #9 in our neighborhood searches, it’s easy to see why these two neighborhoods rank so closely.

#9 – Walzem Farms – Coming in from the city’s northeast side, Walzem Farms is right between Fort Sam Houston and Randolph Air Force Base, making it convenient to those needing access to military bases.

#8 – Ridge at Canyon Springs – With a variety of homesites available for new construction and plenty of new homes to choose from, it’s no surprise that Ridge at Canyon Springs made the list. All of the Canyon Springs neighborhoods ranked well throughout 2016 and have been know to take top spots in years past.

#7 – Deerfield – Deerfield will always rank high on neighborhood searches, because of its location and wide selection of homes to choose from.

#6 – Bear Springs Ranch – A bit of a surprise with this one as most of the top neighborhood searches tend to be within San Antonio, but this area of Mico has proven to be popular this year. There is also high interest in the lots for sale in Bear Springs Ranch.

#5 – Encino Park – Encino Park is both a specific subdivision as well as the more widely used term for multiple neighborhoods in the area. We found that more people visited this page, which covers all of the homes for sale in the neighborhoods that make up Encino Park and has information about local businesses, the schools, and living in the area.

#4 – Canyons at Scenic Loop – We also noted a lot of traffic for the page showing just lots for sale in Canyons at Scenic Loop, but it fell just short of making the Top 10 list.

#3 – Shavano Creek – Who wouldn’t want to look at the homes for sale in Shavano Creek? They’re gorgeous homes with incredible landscaping and are always at the top of the list for neighborhood searches.

#2 – Rogers Ranch – Rogers Ranch covers a wide array of neighborhoods all in one master planned community. Community info, school info, and homes for sale can all be found on this page.

#1 – Mesas at Canyon Springs – This neighborhood took the top spot, but we also saw a lot of interest in the more generalized neighborhood of Canyon Springs (which encompasses all of the subdivisions in one page along with information about the area, schools, and local builders involved in the neighborhood).

San Antonio Neighborhoods With the Most Home Sales

San Antonio Neighborhoods

Everyone wants to know the best San Antonio neighborhoods to live in. Of course, any thought on that is pretty subjective, what I like may not be what you like. There are a lot of choices out there – from gated neighborhoods to quiet tree-lined streets, from the resurgence of downtown to the suburban life in Stone Oak – everyone likes something different. Since there are so many different opinions on what makes a neighborhood desirable, we turn to data to get a feel for the pulse of the city and what people are looking for when considering where to live in San Antonio. Recently, we took a look at the top 5 neighborhoods in San Antonio based on traffic and searches conducted on our site. The following San Antonio neighborhoods had the most sales in 2015 according to data provided by the San Antonio Board of Realtors. (Please note, all data for 2015 is based on sales between January and November for SABOR statistics.)

Monticello Park – With 44 sales in 2015, Monticello park saw a 26.7% increase in the average price per square foot from 2013 to 2015.

San Pedro Hills – With 47 sales in 2015, San Pedro Hills saw a 10.5% increase in the average price per square foot from 2013 to 2015.

Woodstone – With 48 sales in 2015, Woodstone saw a 24.8% increase in the average price per square foot from 2013 to 2015.

Hollywood Park – With 48 sales in 2015, Hollywood Park saw an 18.3% increase in the average price per square foot from 2013 to 2015.

Dover – With 49 sales in 2015, Dover saw a 16.9% increase in the average price per square foot from 2013 to 2015.

Steubing Ranch – With 50 sales in 2015, Steubing Ranch saw a 9.3% increase in the average price per square foot from 2013 to 2015.

Longs Creek – With 52 sales in 2015, Longs Creek saw a 9.0% increase in the average price per square foot from 2013 to 2015.

River Rock Ranch – With 53 sales in 2015, River Rock Ranch saw only a 0.1% increase in the average price per square foot from 2013 to 2015 (and actually saw a decline 6.4% decline from 2014 averages).

Los Angeles Heights – With 57 sales in 2015, Los Angeles Heights saw a 44.1% increase in the average price per square foot from 2013 to 2015.

Dellview – With 58 sales in 2015, Dellview saw a 23.0% increase in the average price per square foot from 2013 to 2015.

Spring Vistas – With 60 sales in 2015, Spring Vistas saw a 12.7% increase in the average price per square foot from 2013 to 2015.

Cibolo Canyons – With 60 sales in 2015, Cibolo Canyons saw a 4.6% increase in the average price per square foot from 2013 to 2015. It should be noted however, that prices declined from 2014, which was a stronger year for this neighborhood with 64 sales and an average price per square foot of $128.09.

Deerfield – With 61 sales in 2015, Deerfield saw a 9.5% increase in the average price per square foot from 2013 to 2015.

Olympia – With 64 sales in 2015, Olympia saw a 14.8% increase in the average price per square foot from 2013 to 2015.

Spring Creek – With 65 sales in 2015, Spring Creek saw a 21.4% increase in the average price per square foot from 2013 to 2015.

Inwood – With 66 sales in 2015, Inwood saw a 9.4% increase in the average price per square foot from 2013 to 2015.

Two Creeks – With 69 sales in 2015, Two Creeks saw a 9.4% increase in the average price per square foot from 2013 to 2015.

Heritage Park – With 69 sales in 2015, Heritage Park saw a 19.7% increase in the average price per square foot from 2013 to 2015.

Northern Hills – With 73 sales in 2015, Northern Hills saw a 20.7% increase in the average price per square foot from 2013 to 2015.

Windcrest – With 80 sales in 2015, Windcrest saw an 11.7% increase in the average price per square foot from 2013 to 2015.

Castle Hills – With 82 sales in 2015, Castle Hills saw a 16.1% increase in the average price per square foot from 2013 to 2015.

Rogers Ranch – With 91 sales in 2015, Rogers Ranch saw a 9.3% increase in the average price per square foot from 2013 to 2015.

Terrell Hills – With 92 sales in 2015, Terrell Hills saw a 2.1% increase in the average price per square foot from 2013 to 2015.

Sonterra – With 95 sales in 2015, Sonterra saw a 14.5% increase in the average price per square foot from 2013 to 2015.

Alamo Heights – With 114 sales in 2015, Alamo Heights saw a 6.2% increase in the average price per square foot from 2013 to 2015, although they did sell more homes in 2013.

Sonoma Ranch – With 115 sales in 2015, Sonoma Ranch saw a 12.8% increase in the average price per square foot from 2013 to 2015.

Woodlake – With 118 sales in 2015, Woodlake saw a 5.5% increase in the average price per square foot from 2013 to 2015.

Harlandale – With 120 sales in 2015, Harlandale saw a 20.4% increase in the average price per square foot from 2013 to 2015.

Redbird Ranch – With 137 sales in 2015, Redbird Ranch saw a 7.5% increase in the average price per square foot from 2013 to 2015.

Northwest Crossing – With 153 sales in 2015, Northwest Crossing saw a 14.1% increase in the average price per square foot from 2013 to 2015.

Fair Oaks Ranch – With 168 sales in 2015, Fair Oaks Ranch saw a 5.4% increase in the average price per square foot from 2013 to 2015.

Canyon Springs – With 176 sales in 2015, Canyon Springs saw a 2.2% increase in the average price per square foot from 2013 to 2015.

Alamo Ranch – With 399 sales in 2015, Alamo Ranch saw a 4.4% increase in the average price per square foot from 2013 to 2015.

As you can see, there is a wide range of neighborhoods, covering many different areas of the city (and beyond). It really goes to show just how much the phrase “real estate is local” is important. While national numbers may paint one picture of housing, a state or citywide look may paint another, and even more importantly, neighborhoods can vary greatly. Just in the San Antonio neighborhoods we’ve talked about here, we’ve seen everything from a 0.1% increase in average price per square foot to a 44.1% increase – that’s a huge difference. So next time you hear the news of this decline or that increase, know that what’s happening in your neighborhood might be completely different. If you’re thinking about selling your home or purchasing a new one, call your real estate agent and talk to them about the local market conditions. With a firm footing in what’s actually happening in your area, you can make informed decisions about buying and selling your home.

Top Five Neighborhoods

As the end of the year approaches, we were wondering what the top 5 neighborhoods in San Antonio were, based on the amount of searches of homes for sale conducted by our visitors. Some of the results were expected, but a few neighborhoods popped up that we didn’t expect. While these searches don’t necessarily indicate sales in the neighborhoods, they do show that people are interested in learning more about these neighborhoods and the homes available for sale within them. If you have a home for sale in one of these neighborhoods, you’ll be glad to know it’s getting lots of exposure here on our website. So let’s take a look at the top 5 neighborhoods in San Antonio, shall we?

Top 5 Neighborhoods in San Antonio

#5 – Terra Mont – Nestled in the hills north of 1604 off of Blanco Road, Terra Mont has some absolutely stunning homes. With plenty of lots still available, it’s also one of those places that you can imagine yourself building the perfect dream home.

#4 – Reserves at The Heights at Stone Oak – This neighborhood ranking so high came as a bit of a surprise. There are some terrific houses in the neighborhood though, so we can see why visitors wanted to know more.

#3 – Ridge at Lookout Canyon – This one was another one of the surprises on the list, because it is such a small, specific search. The neighborhoods of Lookout Canyon ranked up there as well, but this one beat out all the rest.

#2 – The Dominion – Everyone loves The Dominion. Home to some of San Antonio’s most famous names, The Dominion is what luxury neighborhoods are all about.

#1 – Canyon Springs – Canyon Springs, and its many subdivisions, popped up more than any other neighborhood in San Antonio. There’s a lot to choose from and we’ve talked a lot about this neighborhood on our website, so it’s no surprise that it landed the top spot.

Nextdoor: A Social Network for Your Neighborhood

Nextdoor Aims to Bring Neighborhoods Together Online

Nextdoor is a new online community focused on bringing neighborhoods together. The idea is simple, every neighborhood gets their own private site, where they can share and communicate about things local to their neighborhood. By connecting neighbors in an online space, communities can help each other with recommendations, stay safe and alert each other to crime in the area, and discuss issues that matter to them. There have been attempts at this in the past, but because the neighborhoods were not monitored, they often quickly became targets of spammers. Nextdoor alleviates that problem by making the websites private (and content is not searchable through Google) and password protected, plus they verify residency of members of a neighborhood. By doing this, they can keep the unwanted element of marketers and spammers out of the picture.

One of our goals for 2014 is to increase the number of neighborhood pages at kimberlyhowell.com. These pages provide community info as well as current homes for sale, so they’re great if you want to get a quick overview of a neighborhood and see what’s happening in the area. They proven to be very popular with visitors, particularly those relocating to San Antonio, so look for more of them in the new year.

Rogers Ranch – Comprised of several neighborhoods north of 1604 at Bitters Road, Rogers Ranch has always been a popular community on the city’s northside.

The Dominion – One of San Antonio’s premier guard-gated neighborhoods, The Dominion is home to athletes, doctors, lawyers, business leaders, and local celebrities. Its rolling hills and magnificent homes makes The Dominion one of San Antonio’s most coveted addresses.

Canyon Springs – Born out of the consistent growth of the Stone Oak area, Canyon Springs offers residents convenience and natural beauty in a variety of neighborhoods for all tastes and prices.

TerraMont – Large lots and distinctive homes define this neighborhood north of 1604 on Babcock Road on the city’s northwest side. One look at TerraMont and you’ll see why it was chosen as the site of the 2009 Parade of Homes.

Terrell Hills – Nestled alongside Alamo Heights, Terrell Hills is an independent municipality within San Antonio’s borders. Known for it’s older, statelier homes, Terrell Hills showcases San Antonio’s history when it comes to housing.
