Times have changed since the old caveat emptor (“buyer beware”) days of real estate, but there are still situations out there that buyers must be aware of. One of the most difficult to navigate can be working with new home builders. We discuss it often, but it’s always worth reiterating – the sales reps work for the builder, not you. While they are always friendly and can be super helpful, the simple fact is that they are paid by the builder and have sales goals, benchmarks, and quotas to answer to – this is why you should always hire a REALTOR® when building or buying a new home. Hiring an agent will help alleviate the frustrations and headaches that may come with building a new home. Customer service can be amazing, but it can also be the thing that most makes you want to scream…

Sound funny, maybe a little too familiar? Sure, we’re being a little sarcastic, but you get the picture. While we can’t help you navigate your way through the hold menu of your credit card company, we can help you navigate your way through your new home builders’ process. Use a REALTOR® that works for you and who will lead you through the new home process, not the sales rep who works for the builder. A real estate professional will be with you through the entire process; from contract to loan process to upgrade and color selections through the entire construction process, walk-throughs, and closing (and beyond!).

Should I Work With a Realtor When Building a New Home?

I’m often asked (or see questions) about whether one should work with a Realtor when buying and building a new home. When you visit a new home community and sit with the sales representative for a builder in San Antonio, you’re sitting with the seller. The sales rep is working for the seller (the builder) and although they are friendly and shouldn’t take advantage of you, the fact is they are not required to have your best interests at heart. Since they work for the builder, their job is to a) get you to buy the new home and b) make the builder as much profit as they possibly can. Alternatively, you may hire a home builder yourself and sign a contract with them.

Some people assume that if they don’t work with a Realtor when building a new home they might be able to shave a few dollars off the price. Some are even told this by the onsite sales rep, which is a terribly deceptive practice – and if they do offer you any savings, it is often in the form of upgrades, which are usually marked up in price significantly and are not a true dollar for dollar representation of what they may be offering you. The builder calculates Realtor commissions into their pricing structure. If they sell the home for less, it could potentially drag down the prices of their other homes (remember market pricing is based off of local sales trends – if homes of comparable size and quality start selling for less, depreciation in value will occur). I’ve seen many builders offer higher percentage commissions and large (tens of thousands) buyer incentives on homes at times – do you think they would offer all of this if they didn’t have their profit calculated down to the penny?

Your Realtor will act as your adviser, watchdog, point of contact, advocate, and master of ceremonies during the process (which is much longer than the closing time needed to buy a house that’s already been built). Because of the length of time it takes to build a new home, things can go wrong and before you know it, there is pressure to shrug it off and move on with the process. Your agent will help prevent that and fight for you in the event it does.

One Huge Note

I’ve said it before, I’ll say it a thousand times more. Whatever you do, even if you don’t work with a Realtor when building a new home (I’m a realist, I know some people won’t no matter how much I point out the value), get a phased inspection of the home from a reliable, local inspector who is available only in www.seepageseal.com site. Most inspectors offer a series of inspections during the build process after certain milestones (foundation pour, framing, wiring and plumbing, etc.). This is the most important thing you can do. The builder will tell you about their 7-step (or more) inspection process when building a new home, but those inspectors do not work for you – they work for the builder. It will cost you some money, but it will potentially save you headaches and more money down the road.

Parade of Homes 2013 at Cibolo Canyons

Parade of Homes 2013 - San Antonio

Once again the San Antonio Parade of Homes is here. For 2013, the Parade of Homes is focusing on green designs in Cibolo Canyons. As usual, the builders will be pulling out all the stops to try and showcase the future of green building techniques and design. Builders this year are Adam Wilson Homes, Burdick & Frank, Don Craighead Homes, Monticello Homes, Sitterle Homes, and River Oaks Homes. The Parade of Homes 2013 starts on May 18th and runs through the 27th. To order tickets and get gate times, visit the official Parade of Homes website.

Sadly, most of the homes are not listed on the MLS, so we are unable to show them to you, but two of them are; River Oaks Homes’ 3914 El Chamizal and Don Craighead Homes’ 3930 El Chamizal, I will add other Parade of Homes 2013 homes for sale as they become available on the MLS.

Use a REALTOR® or not?

Being a REALTOR® in San Antonio, we all hear certain common questions that seem to constantly be on buyers’ and sellers’ minds. The question (and debate) over whether to use the services of a real estate agent when buying a new construction home comes up quite a lot. Should you go straight to the builder and work with them or hire a real estate agent to work for you?

In many people’s minds, the benefits of not hiring an agent when building a new home is that there will be significant savings on not having any commissions included in the price of the home. In other people’s minds, the sales representatives at the new home communities are just like having an agent – they do the paperwork and make sure everything works out right. Let’s take a look at these two schools of thought.

No commission equals a better price.

If you don’t hire an agent to help in building a new home, you won’t have to pay the commissions in the price of the new home. Seems sensible enough. Although the seller (builder) pays the buyers agent’s commission, if you’re not using a buyers agent, logic would suggest you can just scrap that piece of the price of the home. Unfortunately, the logic doesn’t work that way. The builder has calculated a certain price for the new home and has included commissions in that price. If they were to discount all of their homes that were sold without a buyers agent to account for the lack of a commission, they would essentially be bringing the price of their neighborhood down. When a buyer came along with a REALTOR® representing them, it would be possible to argue that the price is several thousand dollars out of line with other recent sales. It doesn’t make sense for the builder to do this and in the long run would affect their profitability.

Builders are a profit driven machine and have carefully calculated their profit margins on each and every home they build. Even when they offer higher commissions and cash incentives to both agents and buyers, they still have a target number in mind at which they will be profitable. If they’re not going to discount the price of your new home because you’re not working with an agent, guess where that extra money goes? That’s right – the builder’s profit. Does it make sense for a buyer to go into a new home purchase unrepresented in order to increase the builder’s profit? I think I can guess your answer.

The sales representative will take care of me.

I’ve met a ton of builder sales representatives. I’ve never met one I thought was shady or slimy, although I’m sure there are some out there. No, this isn’t about the reps pulling a fast one on you, but about simple representation. If you’re looking to build a new home, who’s going to look after you during the process if you’re not represented by a REALTOR®? The sales rep gets their paycheck straight from the builder. Let’s look at an example for argument’s sake. Your dream home is coming along just fine and you’ve been thrilled with the process. As the builder begins to install the fireplace that you couldn’t wait to have, you realize they’ve installed it level with the floor – you swore on the original plans it was a raised hearth and you are correct in remembering it that way. The builder has just paid the contractor to install the fireplace and now you want it fixed. If they fix the fireplace, it’s going to cost them time and money. Do you think the builder will just shrug and start tearing down the mistake? Of course not, they’re going to try and preserve their profitability and try to come up with the solution that costs them the least. This actually happened to one of our clients. The builder’s proposed solution? The builder offered them a few upgraded light fixtures. Lucky for our clients, we were on top of the situation and held the builder to the original plans. We wound up with both the light fixtures and a corrected fireplace.

The sales representatives represent the builder. It’s similar to buying a home with the listing agent which is a form of dual agency called intermediary in Texas. During the process of building a new home there are a lot of things happening, from inspections to financing to selecting the finishing touches…wouldn’t it make sense to have someone on your side during the process?

The Parade of Homes comes early to San Antonio this year! This year, the annual tour of some of the latest and greatest that area home builders have to offer makes a return to The Dominion. Know for its previews of housing trends on the rise, this year’s Parade of Homes has some rather modern looking homes, reflecting San Antonio’s desire to break away from current trends in home building. If you’re more of a traditionalist, don’t worry – there’s still a few that reflect some of the more common styles you’re used to.
