It seems everybody owns a pet these days; a dog, a cat, a lizard, a hamster, a snake…well maybe not so many people own snakes. Renting with pets can be very difficult at times and frustrates many tenants as they search for a place that will accept their pets. Remember, the landlord is looking out for their investment and as much as your cute, little, lovable pet is perfect in your eyes, owners do not know that and have to mitigate their risk – both to their property and to others who might sue for your pet’s actions.
However when you are looking at renting with pets, your pet may lose you that perfect house you’ve finally found. You know, the one that’s really close to your work with great schools and cheap rent?
Be prepared when you start your search. Most owners specifically mention if renting with pets is allowed, while other just include pet restrictions. Before you submit your rental application verify what the restrictions are. There are certain breeds that many landlords do not accept since they are considered aggressive. Your pet may be the sweetest dog and would not hurt a fly, however some insurance companies may cancel the landlord’s homeowners insurance if one of these dogs are occupying the house.
Now that you’ve found a rental house and they accept pets (and your dog is not considered an aggressive breed) check if the age of your dog, the size, or weight will matter. Some landlords will not accept puppies. While they are adorable, they are also very destructive. Others do not allow large dogs. Great Danes, St Bernard’s and Mastiff’s have trouble finding a new home. Also, check that the pet deposit is refundable, some are, but others aren’t.
Many renters think that they can get away with lying about their pets in their application, but don’t forget that if the landlord finds out that the pet that is occupying his house is not the one he accepted in the application, he has the right to terminate the lease and keep your deposit. Many landlords will also charge a per day fee for the violation that adds up quickly!
Of course, there are still many, many houses that will accept your pet, just be upfront and be prepared to abide by the rules of the landlord and property manager and renting with pets can be an easy and smooth ride for you.
