What Makes A Neighborhood Great?

November 8, 2018 by khproperties Leave a Comment

Texas Sunset

We all want to live in a great neighborhood, but what exactly makes a neighborhood great? Like many things in real estate, it’s subjective and you can ask ten people and get ten different answers. “Great” can be defined in so many different ways that it’s next to impossible to provide any one definitive list, but we thought we’d take a moment and compile a list of some of the most common elements we hear about from the buyers we work with.

Criteria for Great Neighborhoods

Location will always make the top of just about every list in real estate. The old phrase “location, location, location” exists for a reason. People want to live in a location that works for them. For many, location is a combination of distances from work, school, shops and restaurants, and other people such as friends and family. For some people any one of these can outweigh the others – we know plenty of people that will live anywhere to make their commute time shorter and others who can’t move far enough away from their family. Like everything, it’s all about personal choices.

Price plays a huge role in decision making too. As you’ll see, there’s a theme building here. Price too is subjective. There are some who feel the price of homes in The Dominion make it a great neighborhood, while we know there are some of you sitting there right now shaking your heads at that thought. What is affordable to you is typically the basis of this point although plenty of people tie the personal value of a neighborhood to the dollar value of the neighborhood.

If you have school age children, the area schools are more than likely going to play a huge role in your thoughts about any neighborhood. (Who says, “boy, I sure do hope the schools here are terrible,” while looking at a house?) “Are the schools good?,” is a question we hear often.

Amenities factor in to decision making too. With the summer heat, access to a pool can be important, but of course some people would prefer the privacy of a pool or swim spa in their own backyard over a community pool. This company, allspa, are offering full swim spa delivery and installation in just 90 days click here. Gated and guard gated communities often top the lists of amenities that are highly sought after.

The homes themselves can also factor into the “great” status of a neighborhood. Quality of construction, willingness of the builder to back their homes through warranties and future service, stability of the builder (we saw several builders leave our market after the housing crisis in 2008-2009), actual design and development of the land while building out the neighborhood, and both the use/functionality and aesthetics of the homes being built can affect the general public’s view of whether or not a neighborhood is great. We’ve even seen cases where the neighborhood started out looking like it would be easily be classified as a great neighborhood, only to have opinions change as the build-out of the neighborhood changed.

In the end, what makes a neighborhood great is the people. Neighborhoods are a mix of different people with different ideas, beliefs, dreams, passions, and needs, but when they all come together to create something more than just a handful of streets sprinkled with physical houses, but instead create a community…that makes all the difference in the world. A great neighborhood is a great community, where the people are just important as the factors listed above. We can all be great neighbors and be a part of being a great neighborhood, all we have to do is participate.

A Quick Look at Stone Oak

September 7, 2018 by khproperties Leave a Comment

Stone Oak

Stone Oak is a master planned community on San Antonio’s far northside outside of Loop 1604 and west of 281. It runs through two zip codes, 78258 and 78260, and is one of the most popular areas to live in San Antonio. The original master plan for Stone Oak was filed in 1985 and over the years it has grown into an incredible diversity of restaurants, shops, and businesses sprinkled throughout the many neighborhoods that comprise Stone Oak. In 2012, it was estimated that the population of Stone Oak was 75,984, a growth of over 10,000 people since the 2010 Census (and a growth of over 55,000 since 2000).

Stone Oak’s neighborhoods offer a mix of styles and prices, with many communities offering gated security and in some cases guard gates. One of the best parts of the master planned community is the care the developers took to provide wide green medians with flowers, grass, and trees, something often lacking in large scale housing developments. These medians are meticulously cared for throughout the year thanks to the dues paid by residents who live in the area.

Our Neighborhoods are growing!

October 19, 2012 by khproperties Leave a Comment

Welcome to the Neighborhood!

With the growth of the Kimberly Howell Properties website, we’ve been working to add new features and grow our current sections to provide you with even more information on local San Antonio real estate. We’re just over a year old and the website has exceeded our expectations already…but we’re nowhere near satisfied with that. To that end, we’ve recently added two new neighborhood features – one for the ever popular Alamo Heights and one for the growing area of Canyon Springs.

I’m particularly proud of the new Canyon Springs page as it is our most comprehensive look at a neighborhood yet and was the brainchild of one of our agents, Linda Mosse. Linda lives in Canyon Springs and wanted to talk about the neighborhood she loves – this kind of localized, hands on experience gives the Canyon Springs Neighborhood Page a much better feel and allows us to also expand on it in the future. Enjoy the new pages and don’t forget to let us know if there’s a particular neighborhood you want covered.

San Antonio’s Most Expensive Homes

May 1, 2012 by khproperties Leave a Comment

San Antonio's Most Expensive Homes

SA Scene recently released its list of the one hundred most expensive homes in San Antonio. The list was based off of Bexar County Appraisal District data for 2011 *. Homes ranged from $10 million down to $2.29 million and the owners included a who’s who of Spurs players, doctors, business owners, and car dealership families. What interested me most was the question, “so where are all these expensive homes?”

Fifteen neighborhoods were represented on the list of the top one hundred most expensive homes in San Antonio. Most of them are names you would expect to hear in a list like this. There were a few on the list that I didn’t expect – not because of a lack of expensive homes, just surprised they made the cut. You can see the full list in the magazine, but here’s the breakdown by neighborhood of San Antonio’s most expensive homes.

Terrell Hills – It’s no surprise that Terrell Hills comes in at number one. This neighborhood also has the most expensive home on the list ($10 million). With forty out of one hundred of the most expensive homes, there’s no doubt why Terrell Hills is highly desired.

The Dominion – Many people associate The Dominion with luxury homes and with fourteen of the top one hundred most expensive homes, you can see why.

Alamo Heights – With its highly sought after school district and city plans that help preserve the natural beauty of the area, Alamo Heights is home to twelve of the one hundred most expensive homes in San Antonio.

Olmos Park – Dating back to the 1920s, Olmos Park is a small community, but still contains eleven of the top one hundred homes.

Hill Country Village – Property in this area goes fast and there’s good reason for it – location! On of the few places to find large tracts of land inside of 1604, Hill Country Village clocks in with eight of the most expensive homes in San Antonio.

Shavano Park – One drive through Shavano Park and you’ll know exactly why five of the homes from the list are located here.

Elm Creek – Although Elm Creek definitely has expensive homes, it doesn’t have enough to make a strong showing – only two homes made the cut.

The rest of the neighborhoods each had only one home that made it to the list of San Antonio’s most expensive homes; Anaqua Springs Ranch, Estates at Champions Run, Grey Forest, Greystone, Hunters Creek, Monte Vista, and Terrell Heights.

Which neighborhood would you choose to live in?

* Using the Bexar County Appraisal District is not a true picture of a home’s market value. These values are not always inline with the current real estate market and tax valuations can be off by a lot in our experience, but for the purposes of what SA Scene is attempting, it’s probably the best data source.

2008 San Antonio Parade Of Homes in Cibolo Canyons

November 20, 2008 by khproperties Leave a Comment

Looking for a high end home?

I went to the San Antonio Parade of Homes over at The Palacios at Cibolo Canyons this weekend to take a look at the homes on show this year (I missed the REALTOR® Day as I was busy working on a contract). Of course, I wanted to show some pictures here and discuss specifics, but they have a “no camera” policy, so I was unable to bring back much more than some mental images.

Overall, I liked the homes. I’m not sure if I liked them for the price though ($1.2 million and up). Having lived in Los Angeles for eight years, I’m used to high end prices, but with so much affordable housing here in San Antonio, I felt that these were a little too pricey without the justifications that an area like Los Angeles would have. Having said that, the homes were all designed with a “green” theme in mind, which of course, tends to cost more to produce. My favorite? The Summit Built Homes house at 24026 Gran Palacio.

The community at Cibolo Canyons isn’t just for millionaires though. Some of the communities in the area have more reasonably priced homes in the $200s and $300s. With Cibolo Canyons containing an amenity center that hosts a lazy river, pool, clubhouse, gym, and home to the JW Marriot San Antonio Hill Country Resort and Spa, its easy to see why Cibolo Canyons’ tagline is “Its all here in Cibolo Canyons.”
