Encino Park is an established group of homes located in the highly sought after north central part of San Antonio. While you may hear of a variety of sub-sections; Encino Forest, Encino Ranch, Encino Ridge, Encino Rio, Terraces at Encino Park, and the Village at Encino Park (just to name a few); there are some key unifying features to them all.
First and foremost, one of the most attractive features of an Encino Park area home is the location. These homes sit just north of Loop 1604 on the eastern side of US 281. The main street is Encino Rio. I know what you’re thinking – this sounds like traffic galore. But really, since the installation of a new light system (the “superstreet” project) at all intersections, plus the completion of the 1604/281 exchange overpass, much of that has been abated. Additionally, these neighborhoods are not isolated, and you can always learn the back streets to cut over to Redland Road, Evans, and even Bulverde as alternate routes. A post office sits at the entrance to the area and is a convenient hub for business and personal exchanges.
As further proof of this neighborhood’s great location, just take a look at the growth of nearby areas. For groceries, a pristine HEB Plus can be found just under two miles away. In the same area, shopping centers and restaurants line the 1604/Evans intersection. Everything from Lupe Tortilla and Ruby Tuesday to Half Price Books and Sports Authority. About two miles away lies the popular 1604/281 interchange which is lined on all sides with shops such as Wal-Mart, Costco, and Best Buy, as well as restaurants like McAllister’s Deli, Genghis Grill, and Buffalo Wild Wings. There is also Main Event for the kids (and adults too!) and a Lifetime Fitness for all your workout needs. About a mile up the road lies the dozens of shops in the Village at Stone Oak. In under five miles, you have access to establishments catering to all your needs – from the upscale to the essentials and everything in between.
A second key element in the popularity of this neighborhood is its acclaimed schools. Located in the North East Independent School District (one of the top rated in the city), Encino Park homes feed into some of the most sought after schools at all grade levels. Encino Park boasts its own elementary school, Encino Park Elementary that consistently ranks highly in polls and grading from a variety of national organizations. Tejeda Middle School was recently recognized by Texas Schools to Watch as a 2013 School to Watch due to its strong educational structure – from academics to student resources. Lady Bird Johnson High School regularly receives academic awards and hosts a variety of strong programs from athletics to fine arts.
Still not convinced? Homes themselves in Encino Park are another selling point all of their own. They possess unique characteristics and charm while sitting on lots with mature landscaping and large trees. You almost forget you’re in the suburbs. Homes in this area were originally built in the mid 1980s, with differing sections going up throughout the 90s and into the early 2000s. Even in the newer areas, you won’t find cookie cutter homes by any means. The majority of homes are built with brick, each one seems to possess a warm, inviting charm all its own. With sturdy structure and bones, these homes can be easily modernized to meet your personal tastes without massive renovation. And really, we can’t say enough about the trees. Mature oaks speckle nearly every yard providing lush greenery and cool shade on those killer summer days.
The original sections of Encino Park also enjoy the benefits of a relatively low cost homeowner’s association with spectacular amenities. Running about $280/year, the HOA provides common area maintenance, regulation enforcement, and the more glamorous perks of a park with lighted barbeque and playground, a full-sized basketball area, and beautiful swimming pool. The pool is free to residents and guests may enter for a minimal charge. Additionally, the association has a community center with a full kitchen, restrooms, a meeting room, and event area that is available for rental by residents and the gathering spot for many social events.
