Canyon Springs Neighborhood

Ten years ago, Overlook Parkway seemed like the far reaches of the universe. Stone Oak construction was peaking, but somehow just stopped once you got to the area’s namesake – Stone Oak Parkway. However, with the growth of major commercial centers along 281 North and the Super Street adjustment to 281 itself, the recent years have brought life to this once outlying area. The communities of Canyon Springs were born alongside this abundant growth and expansion, and have been designed to meet nearly every budget, layout, or design need. These communities range in price from $169,000 in the Bluffs of Lookout Canyon, where Centex and D.R. Horton build, all the way up to the Reserve at Canyon Springs where McNair Custom Homes are built, with prices ranging from $588,000 to $718,800.

Lakeside at Canyon Springs

Typically, these neighborhoods are served by the Comal ISD schools, however, as you go south on Canyon Golf, back toward the Stone Oak area, some of them are part of the North East ISD school system, so be sure to ask your real estate agent where those boundary lines are!

In general, the Boulders at Canyon Springs, Canyon Springs Cove, Enclave at Canyon Springs, Lakeside at Canyon Springs, Ridge at Lookout Canyon, Lookout Canyon Creek, The Crossing at Lookout Canyon, Lookout Canyon Estates, Summit at Canyon Springs, Bluffs of Lookout Canyon, and the Villas at Canyon Springs are all located in the Comal ISD. This also means Comal ISD taxes rather than Bexar County taxes, which provides a great tax incentive for home buyers.

  • Smithson Valley High School

Most of the neighborhoods are gated and feature pools, parks, playgrounds, and sports courts.

Builders in these communities include Whitestone Homes, Gehan Homes, Legacy, Meritage, Ryland, Wilshire, Pulte, McMillan, Gordon Hartman, Centex, Benchmark, Highland, Newmark, Sitterle, and McNair Custom Homes.

The Shops at Overlook

The variety of homes, lot sizes, and amenities, as well as the lower tax rates for many of the neighborhoods, are very appealing to buyers. The presence of wildlife in the neighborhoods combined with the proximity to the TPC Parkway (less than six miles away) unite to provide the perfect place to live. Added to all of that is the upcoming convenience of a smaller HEB in Spring 2014 at the corner of Wilderness Oak and Hardy Oak, As well as Sam’s at the corner of 281 North and Marshall Road.

For now, the HEB Plus located at Evans and 281 is an easy ten minute drive from most communities and the small strip center at the corner of Overlook Parkway and Canyon Golf Road offers an opportunity to grab a yummy frozen yogurt treat at LuLu’s, a quick dinner from Domino’s, or the 24/7 access to Anytime Fitness. These amenities make this area a perfect location to call home.

Lakeside at Canyon Springs: $198K – $335K
Links at Canyon Springs: $279K – $375K
Lookout Canyon Creek: $165K – $260K
Lookout Canyon Estates: $279K – $315K
Mesas at Canyon Springs: $463K – $725K
The Reserve at Canyon Springs: $540K – $1.18M
