For anyone living in and around San Antonio, the appearance of San Antonio on Bloomberg’s list of the Top 12 American Boomtowns, will certainly come as no surprise. In addition to being the seventh largest city in the United States, San Antonio has recently experienced new growth and expansion of several areas in and around town. From the Eagle Ford Shale boom to the revitalization of downtown to the ever northward expansion of homes along the 281 corridor, there’s no doubt that San Antonio is a booming city full of growth and opportunity.

This morning I received an email from the folks at Movoto telling me we had been selected as one of the Top Real Estate Blogs in San Antonio. I often cruise through Movoto’s lists of top blogs in various cities to see what others are doing and how they are utilizing their real estate blogs, so to be named to the list is quite an honor. We hope that San Antonio continues to expand and increase their real estate blogging efforts – while we always want to be the best, we welcome others to push us to be even better!

What is the San Antonio MLS?

Read any real estate blog and you’ll quickly learn that REALTORS® love acronyms and abbreviations. One you’ll hear more often than not? MLS. Short for multiple listing service, it’s what agents use to help you find a home in San Antonio (or wherever you may live). Simply put, it’s a giant database of homes for sale that is available to REALTORS® in San Antonio.

MLS (or Multiple Listing Service) is a giant list of San Antonio homes for sale at any given moment. While it is one of the most complete databases of San Antonio properties on the market, it is by no means a list of every home for sale. Homeowners may opt out of the system and in San Antonio, the broker must be a member of the San Antonio Board of REALTORS® (not every real estate agent is a REALTOR®). For sale by owners can be listed in the MLS through a brokerage, but they can not do it privately (that’s a complicated enough issue that it deserves its own blog post).

The MLS is one of the REALTORS® greatest tools as it provides updated, accurate (as accurate as it is when it was entered) information on the homes in San Antonio. With it, we can set multiple criteria for your home search, have an email of homes that meet your needs in a matter of minutes, and have the MLS continue to send you properties as they appear on the market or changes are made (such as a price change). Although we’d love to take credit for sending you a list of properties at 4 AM, it’s just the San Antonio MLS doing it’s job (although many agent I know have been known to be up at that hour searching for properties for their clients).

But, I can do all the research online myself…

With the abundance of real estate search sites available to consumers these days, some people think they have no need for the Multiple Listing Service. Although I love the proliferation of technology that has made searching for a home in San Antonio much easier, I have to disagree that the MLS is of no value. The difference is in the data. Many sites such as Trulia, Zillow, and even the search tool right here on this site, rely on one of two ways (or both) of getting their listing data. The first is syndication. New information about listings is pushed out to various sites through data aggregators and appears on thousands of sites at one time. The second way sites get their data is through MLS feeds or IDX (our listings on this site are powered by IDX). Although these feeds provide data about the homes in San Antonio currently for sale, the data is not always updated quickly (causing you to see a home as an active sale, when in fact it has already been sold) and is not as complete as the data available in the San Antonio MLS as many of the aggregators pick and choose what data they share with you on their sites. The IDX we use on this site is updated every fifteen minutes in order to bring you the most up to date information about homes for sale in the MLS.

Don’t be afraid to start your search for a new home online, but be sure to target your search and when it’s time to get a little more serious, contact a local REALTOR® and dive into the world of the San Antonio MLS.

Can I afford to buy a home?

Most people ask this question when they first start thinking about owning a home. Affordability is the key to not only purchasing your home, but retaining it for years to come. While places like San Antonio (and Texas in general) remain much more stable markets than places like California, Florida, and Nevada; we too have our share of affordability issues for homeowners. We’ve consistently remained below average for percentage of home ownership compared to national averages. The good news is that there are assistance programs out there to help those thinking about owning a home. While these programs can’t help everyone, there do exist and maybe just the thing you’ve been looking for to take you from a life of renting to the world of home ownership.

The Texas Association of REALTORS® has put together a collection of useful articles about housing affordability in Texas. If you’re thinking about the possibilities of becoming a home owner and know you might not be quite ready – these would be great starting points to learn more and prep yourself. They’ve also launched a new website, Texas Home Programs to assist you in finding potential programs that can assist you in making your dream of buying a house a reality.

Spay or Neuter Your Pets for Free with SNAP

If you own a pet, you owe it to yourself and the community to get your animal spayed or neutered. With the thousands of pets left in San Antonio animal shelters yearly, San Antonio needs your help to keep these numbers down and it’s as simple as getting your cat or dog spayed or neutered.

San Antonio Animal Control Services (ACS) has given the SNAP program some grant money to assist in making this possible. With a $150,255 grant, SNAP will be able to provide 2,835 dogs and cats with spay/neuter services for free. SNAP has chosen to provide those services to residents of the 78202, 78203, 78204, 78207, 78221, 78227, 78242, and 78252 zip codes.

Residents can schedule an appointment for up to eight animals living in their homes for this free surgery. If the animal has not been vaccinated for rabies, they will be given the shots, as required by state law, for a fee of $10. Additional services will also be available for a fee.

I have personally used SNAP’s services for three cats since I moved to San Antonio and they provide an excellent service and take good care of your pets while they have their surgery. Even if you don’t live within the zip codes being given the free services, I highly recommend their low cost vaccinations and spay/neuter program. With San Antonio working toward being a “no-kill” city, these small steps help us reach that goal.

Who you gonna’ call?

San Antonio 3-1-1 is one of our best resources in the city and with it’s easy to remember phone number, it’s hard to forget. If you’re in need of non-emergency city services such as pothole repair or to report stray animals, non-functioning traffic lights or downed street signs, or need to know how to arrange garbage or brush pickup, just pick up your phone and dial 311 any day of the week from 7AM to 11PM. You’ll be connected to a city of San Antonio customer service assistant who will help you get your problems resolved.

I’ve used it a few times and have found it to be extremely quick and friendly. Once, while driving near 410 and Bandera I noticed a geyser of water shooting up from the ground on the side of the road and not having SAWS number handy, I called 311 and they quickly informed SAWS of the problem and crews took care of the problem. If you’re not sure what city department to call (and it’s not an emergency – in that case call 911) about a problem, give 311 a call and they will either get the problem fixed or get you to the right people.

Why do we do what we do?

Blogging can be a rather time consuming effort and there are days when you feel like there is nothing left to write about. It’s not always easy and the words don’t always flow as easy as the post before. Sometimes, when you’re finished with a post that you thought would be spectacular, you reread it and decide you’re the worst writer on the planet and that fact seems confirmed by the lack of hits on that particular post. At times, you feel like you might as well just accept that while waiting for your table at the internet, you’re eventually going to hear them call out, “Blogger, party of one.”

Regardless, we real estate agents soldier on and continue generating content, fixing widgets, changing formats and layouts – toying, perfecting, and testing. We want ours to be the greatest real estate blog ever written. We’re driven to find the best combinations of words to help our local areas, generate business, and make new friends.

I think most real estate agent-bloggers would agree that one of the strongest pulls is the desire to educate. To help people understand the purchase (or sale) they are about to make and give them comfort that they’re not alone with all the questions bouncing around their heads. Most of the blog posts come from questions and real life experiences we agents have with our own clients. So we share those thoughts in order to help alleviate the stress from the next buyer or seller’s minds.

Of course the age old question, “what’s in it for me?,” inevitably comes up. Very few people in this world enjoy doing something for free (or without some sort of benefit to themselves). We blog to bring real estate related traffic, so that people will search for homes and pick up the phone and call us. We do it so that someone will see our latest listing and say “that’s the one.” We work tirelessly on SEO and worry about Google rankings so that we can be found in the sea of sites that exist. We want to be found and hired.

We also blog to connect – to make friends and meet new people. While that can lead to business, there is something about most real estate bloggers that I know that is a bit more than that. A desire for camaraderie; whether that of fellow real estate agents or that of locals in our town. I know I’ve made some great friends through blogging and the interest in those people and their lives can be quite a strong pull, regardless of where in their personal buying and selling cycle they may be.

All of these thoughts lead me to one more question – why do you read blogs like this one? Are you thinking of buying a new home in San Antonio or are you just curious? Do you enjoy my writing style or are you my mom? Each person will have a different reason, but each one is important enough to consider.

So what is it that compels you to bookmark this site and come back to read each and every day/week/month?

“I want a puppy for Christmas.” – Animal Defense League

During the holidays, many kids ask for puppies and kittens as Christmas gifts. Even the adults get in on the action. This year, we ask you to consider one of the local shelters when thinking about adding new furry family members. One of the local shelters that I have always supported, the Animal Defense League of Texas (ADL as they’re known locally) has always gone above and beyond to help educate the public about San Antonio’s desire to become a “no-kill” city and do truly wonderful work. Whether you’re thinking about adopting a pet or even just want to make a charitable contribution, you can help this wonderful organization. They’re even running special events through December to help some of their animals find “forever homes.” So when your child says “I want a puppy for Christmas.,” please consider adoption from the Animal Defense League or any of the other shelter organizations in and around San Antonio. You’ll make the kids smile and save one more animal from the streets.

I had the day off and forgot to prep a post in advance, so once again I find myself wishing late birthday wishes. We hope Travis had a fantastic day and a terrific weekend. Travis gets extra credit in my book as he is also a Philadelphia Flyers fan, so maybe for his birthday, the NHL can get the lockout ended and we can get back on track!

While Texas may not have what others around the country call true “seasons,” there is no doubt that Fall is in the air around these parts. Temperatures dip into Texas cold territory (below 75 degrees), ragweed pollen permeates nasal cavities, and hay bales are in their peak selling season. But if there’s one thing we do share with people around the country, it’s our love of a good pumpkin patch!

So, just in time for Fall, we’ve rounded up some of the area’s top pumpkin patches and Fall festivals:

Northwest

Fiesta Farm Pumpkin Patch – Admission $7 for those 2 and up, it includes pumpkins, pumpkin painting, a haunted house, and free pony and hay rides for the kids! 8497 FM 1560N, San Antonio TX 78254. Open 7 days a week.

New Braunfels/Gruene

Gruene Pumpkin Patch – Just a short trek north of San Antonio and you’ll find yourself in pumpkin heaven. Boasting over 10,000 pumpkins in their selection piles, this gigantic gala of gourds is one of the best around. The patch is open 7 days a week, but features special kid-friendly activities (bounce houses, food, and crafts) on Saturdays. Plus, once you’re finished there, you can stroll the streets of downtown Gruene, visiting a plethora of craft and antique stores.

Hill Country

Great Hill Country Pumpkin Patch – Love Creek Orchards may be known for their apples, but oh boy do they know how to put out a pumpkin patch! Celebrated as one of the best pumpkin patches in Texas for over 20 years, this celebration has got it all! With everything from a petting zoo to unlimited hay rides and hay bale mazes, all of the staple activities are there for the low admission price of $6. For a bit extra, you can engage in face painting, pony rides, barrel train rides, and numerous craft projects. It’s well worth the trek out to Medina (13558 State Hwy16 North, Medina TX 78055) with all that it’s got to offer. Open every Saturday, Sunday, and Monday in October.

Devine

Devine Acres Farm – For just $8, you can head on down to Devine (an easy drive out I-35 West) and take part in the biggest batch of fall fun activities around: farm hayride, catch-n-release fishing, duck races, scarecrow dressin’, pumpkin painting, playground, mazes, tin bucket golf, animal barnyard, hippity hops, horseshoe and washer toss, bean bag forest, hippity hops, sack races, barnyard bowling, volleyball, and trike track. Wowza! Open to the public on Saturdays, Sundays, and Mondays – it’s a chance to get into the season, have a ton of fun, and check out a real working farm!

Classics Elite Soccer Academy Pumpkin Patch – A little closer to home, you’ll be thrilled to find the Classics Elite Soccer Academy Pumpkin Patch. Located behind the Blossom Athletic Complex at the corner of Jones Maltzberger and Bitters, this patch will feature over 1,500 giant gourds for you to pick from. Pumpkins are being delivered on October 13th!

Fall Festivals

Circle Fest – Saturday, October 27, 4PM to 8PM. Come enjoy a unique evening of great food, live music, kids activities, world storytelling and more! This unique family run co-operative school is located just north of downtown, near the Witte Museum, and holds this festival annually as a fundraiser for its diverse students. Most famous is its annual Pumpkin Path, in which visitors are led through a candlelit trail of mystery and world cultures.

Baketoberfest – Saturday, October 20, 4:30PM to 11PM at AT&T Center. In partnership with the St. Mary’s University Alumni Association, creators of the Fiesta Oyster Bake Heritage Festival, the AT&T Center is hosting the first annual Baketoberfest at the Bud Light Courtyard on October 20th. The Baketoberfest fall festival will feature all your favorite Oyster Bake foods, plus a stellar country music lineup including Roger Creager, Jonathan Tyler and the Northern Lights, Texas Tornados, and Jack Ingram.

BOOtanical Fall Festival October 28th at the San Antonio Botanical Garden from 9AM to 4PM. Features kids costume parades, gak slime wars, face painting, and botanical crafts. For the adults in the bunch, there will be a massive plant sale (the last one for the year) with plants ranging from $3 to $5, depending on quantity purchased. All activities are free with paid admission to the Botanical Garden. San Antonio Botanical Society members enjoy free admission year round.

Milberger’s Nursery Fall Extravaganza – This local nursery at 3920 North Loop 1604 in San Antonio features a monster maze! Come and join them on Saturdays and Sundays from 10AM to 2PM for train rides! They also have elaborate decor and a large pumpkin patch open with all sizes of pumpkins available. The nursery is open to the public 7 days a week.
