The Parade of Homes comes early to San Antonio this year! This year, the annual tour of some of the latest and greatest that area home builders have to offer makes a return to The Dominion. Know for its previews of housing trends on the rise, this year’s Parade of Homes has some rather modern looking homes, reflecting San Antonio’s desire to break away from current trends in home building. If you’re more of a traditionalist, don’t worry – there’s still a few that reflect some of the more common styles you’re used to.

Your home is not where it should be.

Homes for Sale Map

The photo to the left shows a screenshot of a map of homes for sale in The Dominion. As you can see, most of the green icons are clustered together on the map in the right place. But there are a few that seem to be lingering in the large grey area to the east of The Dominion. Right smack dab in the middle of Camp Bullis. I’m going to go out on a limb here and suggest that few people who desire the luxury living of The Dominion want to be located on the firing range of Camp Bullis. So why are these properties showing up here?

The problem typically exists with new home developments, where new streets are being created and Google maps doesn’t have the correct updated data. Sometimes, it’s caused by incorrect data in the maps themselves. Regardless of how it is caused, there are ways to fix it. In the San Antonio MLS, we (as a listing agent) are able to move properties on the map when they are placed incorrectly. With Google and other online map features the addresses can be reported and corrected. If you find your home is not showing correctly on a map, call your agent and let them know. Many searches are done by map these days and having your home in the wrong location can cause your home not showing up in a potential buyer’s search results.

Recently, someone contacted us about their property showing up in our map based search in the wrong location. Unfortunately, there is nothing we could do, as we were not the listing agent for their property. If we had been their listing agent, we would have gotten the problem solved for them, because the accuracy of home data is something we take very seriously.

Back in September, we launched what you’re looking at today, the Kimberly Howell Properties website. We had been working on it for months behind the scenes and when we finally launched, we were hoping you’d like it as much as we did. It’s easy to slap together a website and get it to look nice. It’s harder to generate content and get visitors. We work hard at it and we’re proud.

As I, “The Rockceptionist,” settled in this morning, I took a look at our traffic numbers and ran some analysis on the data. I can without a doubt say that we’re proud of what we’ve built. This site continues to grow…in both traffic and content. And without you, our visitors, we couldn’t do it all. So I wanted to take a moment of my day and thank you for the support. I love watching a site grow from its launch and this site has exceeded my expectations.

As we continue to grow, I hope you’ll take a moment to be a part of it all – leave a comment, share a story on Facebook or Twitter, or tell your friends to use our property search. No matter what you do to help us grow, we thank you for all the support.

San Antonio Public Pool Schedule

San Antonio Public Pools

Temperatures rise, the days grow longer, and everyone wants a cool, relaxing dip in the pool. San Antonio has been ready for the pool for weeks, and the city has opened some of our public pools (here’s a list of San Antonio public pools you can download). The official opening day for all San Antonio public pools is June 16th, but in the meantime you can enjoy one of the four regional pools that were opened early on May 5th. The four San Antonio public pools that are open now are South Side Lions, Heritage, Woodlawn Lake Park, and Lady Bird Johnson Park.

Open swim is from 4-7PM on Tuesday, Wednesday, and Thursday; and 1-7PM on Saturdays. You can swim laps from 7:30-9:30AM on Tuesday, Wednesday, and Thursday.

SA2020, San Antonio’s ambitious project to revitalize San Antonio and turn it into a world class city by the year 2020, has been making headlines everyday. In every direction you turn it seems San Antonio is making strides toward improving life and living here in the city. Is Now a GReat Time to Buy? - Puzzle Pieces

You’ve seen the ads before or heard the news: “Now is a great time to buy!” You’ve probably heard it more over the last few years than ever before, even a few weeks after the mortgage meltdown. The news has come from your REALTOR®, your lender, people on TV, your friends and family, and the National Association of REALTORS®. The phrase “now is a great time to buy” is everywhere. But is it?

Here in San Antonio our real estate market has certainly picked up. Houses are selling faster and for more money. I’ve seen several multiple offer situations. All of these are good indicators that the people do indeed think it’s a great time to buy. Interest rates are low, we have a good selection of homes on the market to choose from, and sellers are eager to get their home sold after months of slower activity.

While all those factors make for great headlines and a definite upside to buying a home, when I’m asked this question, I always ask one in return; “Is now a great time to buy…for you? Although you always want to try and time your purchases to save the most, a home is a necessity in life…it’s shelter, one of the three main ingredients for survival. If you need to buy or want to buy a home, you need to look at the factors in your life and make the decision that now is a great time for you to make the move.

The largest of the deciding factors you need to consider is whether or not you have your financial house in order. Is your credit looking good? Do you have enough income? Do you have enough savings? Will you be able to sustain a mortgage payment for the long term? By knowing that your finances are ready, you’ve made the biggest part of the decision. Easiest way to do this? Have your REALTOR® recommend a few good lenders to you and sit and talk with them. They can help you understand what price range you’re capable of buying and help show you anything you might need to fix before applying for a loan.

All the other factors are much smaller in scope, but should help you determine whether it’s a great time to buy for you. Is your family ready? Do you need more space? Do you need less space? Is your job stable? Are the types of homes you desire out there? What are current interest rates and is your credit good enough that you can lock them in, or will you be forced to pay a higher rate than what you see advertised? Ask yourself these questions and know your answers and you’ll be able to determine whether or not now is a great time to buy. The media will almost always tell you it’s a great time, but unless they can see into your mind, they’ll never know that it’s the perfect time for you.

Real estate is serious business and working in a busy office can be stressful. That’s why we have Lisha Spellman. No one can keep stress levels managed, make us laugh, and keep the gears turning quite like Lisha. As the office manager, she keeps the paperwork moving in the right direction, helps agents with questions, pays the bills, and serves as the hub of all activity in the office. All those things are necessary, but what really sets Lisha apart is her awesome sense of fun. There’s not a day that goes by without a laugh, a crazy story, or five minutes of venting to her to relieve stress.

I know I speak for Kim, the front office, and all of the agents when I say that we rely on Lisha and couldn’t do it without her. With that in mind we wish her an awesome birthday.

The photo is taken from her office this morning. Lisha loves zombies so, our in office video team at IMG STudio, thought they would create a zombie apocalypse, complete with a scary “happy birthday” soundtrack. I’ll post more photos on the Kimberly Howell Properties Facebook page later.

I had meant to write this post and get it up here for the actual day of her birthday, but yesterday was one of those days where I just couldn’t keep up with everything in the office. I’m hoping she’ll forgive me. So from the Kimberly Howell Properties staff, we’d like to wish Donna, a very happy, but somewhat belated birthday!

San Antonio’s Most Expensive Homes

San Antonio's Most Expensive Homes

SA Scene recently released its list of the one hundred most expensive homes in San Antonio. The list was based off of Bexar County Appraisal District data for 2011 *. Homes ranged from $10 million down to $2.29 million and the owners included a who’s who of Spurs players, doctors, business owners, and car dealership families. What interested me most was the question, “so where are all these expensive homes?”

Fifteen neighborhoods were represented on the list of the top one hundred most expensive homes in San Antonio. Most of them are names you would expect to hear in a list like this. There were a few on the list that I didn’t expect – not because of a lack of expensive homes, just surprised they made the cut. You can see the full list in the magazine, but here’s the breakdown by neighborhood of San Antonio’s most expensive homes.

Terrell Hills – It’s no surprise that Terrell Hills comes in at number one. This neighborhood also has the most expensive home on the list ($10 million). With forty out of one hundred of the most expensive homes, there’s no doubt why Terrell Hills is highly desired.

The Dominion – Many people associate The Dominion with luxury homes and with fourteen of the top one hundred most expensive homes, you can see why.

Alamo Heights – With its highly sought after school district and city plans that help preserve the natural beauty of the area, Alamo Heights is home to twelve of the one hundred most expensive homes in San Antonio.

Olmos Park – Dating back to the 1920s, Olmos Park is a small community, but still contains eleven of the top one hundred homes.

Hill Country Village – Property in this area goes fast and there’s good reason for it – location! On of the few places to find large tracts of land inside of 1604, Hill Country Village clocks in with eight of the most expensive homes in San Antonio.

Shavano Park – One drive through Shavano Park and you’ll know exactly why five of the homes from the list are located here.

Elm Creek – Although Elm Creek definitely has expensive homes, it doesn’t have enough to make a strong showing – only two homes made the cut.

The rest of the neighborhoods each had only one home that made it to the list of San Antonio’s most expensive homes; Anaqua Springs Ranch, The Champions Estates, Grey Forest, Greystone, Hunters Creek, Monte Vista, Northwest, and Terrell Heights.

Which neighborhood would you choose to live in?

* Using the Bexar County Appraisal District is not a true picture of a home’s market value. These values are not always inline with the current real estate market and tax valuations can be off by a lot in our experience, but for the purposes of what SA Scene is attempting, it’s probably the best data source.
