Cost Versus Market Price in Home Sales

The French Enlightenment writer, Voltaire, said, “Each player must accept the cards life deals him or her: but once they are in hand, he or she alone must decide how to play the cards in order to win the game.” Too often sellers of homes misplay their hands because they act on emotion and not objectivity. Most often it’s because they do not understand or purely disregard the relationship of cost and market value. A good REALTOR® can help in recommending the right price for your house with a Comparative Market Analysis (CMA) – but it’s up to the seller to make the winning decision.

Let’s back-up for a moment and establish the correlation of cost and market value to the quote above as it relates to home selling and making the right decision. Well, one could say when selling your property, the cards you accept are the cost of your home – what you paid for it based on location, size and amenities coupled with any improvements. The hand you play is how you obtain a market value price and sell your home – determining what a reasonable group of buyers would pay to purchase your home based on interest rates, recent home sales and current sales prices of similar properties in the last six months. Similar in order of significance traditionally means location, size and amenities. Accordingly, winning the game is obtaining a fair market value sale in a short amount of time.

The only way to do this is by listing your property at the current market value as soon as it goes on the market based on a CMA. Again, that means at a similar price to properties with comparable location, size and amenities to each other. The CMA is an opinion and not an appraisal. Good REALTORS® can generally estimate if a home will appraise at its current listed price. Appraisals are done by a licensed appraiser and are only good for six months. Lenders will not provide funds that exceed an appraisal which is another reason to properly price your home. Back to the CMA…on average, you want your listing price to be at the top of the recently sold and at the bottom of properties currently on the market. Why? Homes accurately listed at market value provide more prospective buyers through agent enthusiasm. Competent agents know value when they see it and will work diligently to sell a realistically priced home. Secondly, savvy buyers have access to vast amounts of information and tend to have a better appreciation of market value. If your home is overpriced, agents will not waste their time showing it to potential buyers. Secondly, you will attract the wrong set of buyers as they are expecting more for their money. Consequently, your house will generally stay on the market longer which leads to negative perceptions of your property in buyer’s minds. Why hasn’t it sold? What’s wrong with it? It’s been on the market so long the seller’s must be willing to accept a low offer (below market value). Additionally, the process will continue to take time away from other endeavors. But why do sellers often avoid accepting the agent’s opinion on the current market value of their home?

Sadly, most people fail to recognize the hard fact that cost and market value are not related – the two concepts are totally independent. Just think, if you inherited a house for nothing (your cost) would you give it away for nothing? You would want to sell it at market value. How about the stock market? Do you always get the same price you paid for a stock when you sell it? No, sometimes it’s more and sometimes it’s less. The result is based on the market. Selling and buying homes is no different. In any real estate transaction, the objective is to sell at the price most people will pay – not the highest price that one person might pay. An expert REALTOR® is your best bet for obtaining the best price – but that’s predicated on you taking their advice. The current market sets the price, not the REALTOR®. All the real estate agent does is provide you a snapshot of the market at that time, similar to how a doctor provides an x-ray as an assessment tool.

Believe it; a good REALTOR® has no interest in overpricing your house. It’s as much a drain on their resources as it is yours. Typically the more your house sells for the higher the commission for a REALTOR®, right? However, if your house never sells then the REALTOR® never receives a commission. Real estate professionals want to maximize time, get the best deal for all involved and earn a living like everyone else. It’s your job to make the best decision based on their advice. But my REALTOR® let me list at a higher price than their CMA recommended. Just as parents do with stubborn children, an agent may let you learn from your error in judgment – and the REALTOR® suffers along with you. Understanding several pitfalls to avoid can help you remain focused on making the right decision.

Seller enthusiasm can be a detriment when it comes in the form of emotion. “Our home is better than others; we paid more when we bought it; we need more for it based on our improvements; we are moving to a higher priced home and need the money!” Objectivity is paramount – a CMA. If you don’t like the answer, then it’s time for a tough choice. You must decide if you can hold onto the property until the market changes or sell at the current market value. Other faulty preconceived notions are that by inflating the price a seller may catch the lone foolish buyer; or that building in additional barging room will offset underbids. Executing these concepts will only extend the time your house is on the market and thereby lessen the enthusiasm buyers and agents have to sell your home along with negatively affecting everybody’s time and resources. If you are able, there can be an advantage to selling in a challenging market, especially if you are looking to buy.

Most people selling their home are also preparing to buy a home. Real estate statistics show that most people go up about 50% in price when buying another home. For simplicity’s sake, let’s say you see a 10% reduction in the market value of your current home – you paid $400,000 and you sell it for $360,000. However, the house you are purchasing is also in the same market and was priced at $600,000 but now sells for $540,000. In this example, you would have saved around $20,000 (you lost around $40,000 on the sale of your house but saved around $60,000 on the purchase of your next home). This is one of the hidden advantages to selling and buying in a challenging market. Additionally, in some instances, a motivated agent may adjust a commission on one end of the deal when helping the same client sell their home and buy another.

In the end, it’s not what you paid for the house; it’s what the market will pay for your house. Being objective about hour home will equal a faster sale, assist in helping you finalize plans for your next house, provide less inconvenience, provide more prospective buyers through agent enthusiasm and serve as a magnet for good offers. In best cases it will provide higher net equity. It’s your choice.

Tax Return Deadline – Mail Your Returns Today!

As I posted last week, this year’s April 15th filing deadline for federal taxes has been moved to April 17th…today!!! So if you haven’t done so already make sure you get your tax returns filed by midnight tonight. Don’t forget and good luck with them!

Save money this summer with CPS Energy rebates.

Air Conditioner - Energy Savings

Spring is here! The weather is great and there’s no better time than now to clean out your home, the garage, get rid of some of the stuff you’ve been hoarding, and get to those much needed projects around your home. With that in mind, I sat down to make a honey-do list for my husband and there in the mail was a flyer from CPS about home energy savings incentives and rebates they are offering. What excellent timing because I like free money and I was running out of ideas for my husband’s list!

CPS is offering many incentives and rebates on things you can do to your home, even the do-it-yourself stuff, to reduce your home’s energy waste. You can get rebates for things as simple as upgrading your refrigerator to things that are little more complex like having your air conditioner’s air ducts flow-tested. With the heat of summer just around the corner, here are a few of the energy saving rebates being offered that everyone should consider.

The first thing you probably want to check out, especially if you own an older home, is your air conditioner. CPS is offering rebates of $110/ton just for replacing your old unit with a 15 SEER efficiency rated one. If you replace it with one better than a 15 SEER, your rebate will be more — up to $225/ton for a unit that is 17 SEER or higher. Also, if you have old air ducts and you think they might be leaking, you can get a substantial rebate for having your system tested and repaired. Thinking about adding insulation in your attic? I say “go for it” because CPS is offering an attic insulation rebate of $0.25 per square foot when professionally done and $0.15 per square foot for the do-it-yourselfers.

There are several other things you can get rebates for; replace an old refrigerator with a new Energy Star® model, switch out an electric stove or water heater for one that’s natural gas, or install a programmable thermostat. To top it all off, CPS is offering an additional incentive of up to $2,000 if the energy upgrades you install result in reducing your home’s energy waste by 15% or more. That’s a nice chunk of change to have in your pocket, plus the savings you will see on your monthly energy bill. Tax Day – File 2011 Tax Returns By April 17th

IRS Deadline - April 17, 2012

Tax day is always April 15th of every year, but on those years that the deadline for filing your tax returns with the IRS falls on a weekend, you have until the following Monday to file. This year however, your 2011 tax return is due on April 17th…a Tuesday.

Federal law makes a provision for tax days that land on a federal holiday to be moved to the following weekday (much like the weekend rule). In this case, it is not a federal holiday, but a District of Columbia holiday (which are viewed as federal holidays in the case of the tax law). Emancipation Day marks the day in 1862 when Abraham Lincoln signed the Compensated Emancipation Act, a full nine months before the historic Emancipation Proclamation. This act freed some slaves in service in the District of Columbia and also compensated those that were freed. Emancipation Day is similar to Texas’ Juneteenth.

Will you be spending your weekend working feverishly to finalize your taxes? Just remember to file them on or before April 17th – and don’t forget to call your tax professional to see what tax advantages you might have to owning a home.

Foundation Care – Don’t Let Your Foundation Dry Up

As the weather turns warmer and the potential for another dry summer comes along, it’s time to start thinking about your foundation. During the summer, it’s easy to forget the block of concrete that keeps your house in one piece and stops it from sliding into the neighbor’s yard.

Your foundation, although an inanimate object, is really a “living, breathing” thing. As soils around your home dry or get moist, the foundation will move and shift with the earth in order to keep your house standing. If these shifts occur quickly or are too large in scope – cracks and major changes in your foundation can result in tilted floors, doors and windows that won’t open or shut, or worse…a house that splits or slides right off the foundation itself (not a pretty sight).

The best tip for foundation care.

An inspector and I were talking about the foundation of a property once and he gave my buyers the best advice I had ever heard – simple and effective. He advised that you keep your grass growing along your foundation at all times – if the area around the foundation is green, you should be safe from some of the more common foundation problems (of course this will not guarantee a life without foundation problems…but it will help).

You’ll often hear people refer to “keeping your foundation watered” during the summer months – and this is exactly what the inspector was suggesting. Letting the ground around your foundation dry up can lead to more trouble down the road, particularly if a sudden rainstorm swells the ground with moisture. Keeping the grass alive in a San Antonio summer isn’t always easy so when you keep the ground moist enough to grow your grass, it should be enough to maintain your foundation’s strength.

Call your real estate agent and ask for a list of qualified foundation experts or structural engineers in your area.

Ever wanted to brew your own beer? Well, now is your chance! Saturday, April 7th from 9AM to 2PM, you can learn how to brew Wit beer (wheat beer). A summer (and year-round favorite) of mine (me being The Rockceptionist), wheat beers are a great way to cool off in the heat and relax with friends. Tickets are $65 a person and include all the equipment and ingredients to make a batch (you can always donate the results to me at the front desk). In two weeks time, you’ll return to pick up your beer (Bake, Boil, and Brew provides you with four 1/2 gallon growlers full of deliciousness) and see what the next brew class is up to (or you can join that one as well).

If beer isn’t your thing, be sure to stay tuned to Bake, Boil, and Brew’s website for other events – they’re always full of great ideas.

PS The beer pictured is Schneider Weisse – one of my favorites from Germany. If you ever get a chance to sample one – do so and as always, feel free to shower me with gifts of bottles of one of the best wheat beers I’ve ever tasted.

Real estate agents love a good celebration and Kimberly Howell Properties is no different. When it comes to office celebrations, we head to The Ultimate Cheesecake Bakery to satisfy our sweet tooth. I’m not sure how or when Kim Howell discovered this place, but in our office, there is no other place in town that compares.

Don’t let the name fool you, I have yet to even have a slice of cheesecake from The Ultimate Cheesecake Bakery, but if it’s even half as good as their cake and cupcakes, it must be heavenly. Their cakes and cupcakes get high marks for the consistency of the cake itself – moist and packed with flavor. Their “plain” (if you could call them that) chocolate and vanilla cupcakes are absolutely the best in simplicity. For more complex tastes, try the lemon cupcakes (filled with a zesty lemon filling) or the orange creamsicle cupcakes. I have multiple cakes on my personal “must try” list and I intend to get to them as soon as possible.
